A new maintenance-free neighborhood is in the planning stages that will draw over 55-ers to Queensbury’s Sweet Road.<\/p>\n
The yet unnamed development is the latest 31-residence project of Cerrone Builders, a family business serving North Country communities for more than three decades.<\/p>\n
Cerrone’s local subdivisions include West Mountain Estates in Queensbury and Mountain View Estates and Pinewood Estates in South Glens Falls.
\nWhile those properties feature larger custom homes selling from the low $300,000s to $500,000, the Sweet Road homes will be more modest and appeal to retirees and pre-retirees who want a quality lifestyle free of yard work and snow plowing.<\/p>\n
“Now is a good time to build a maintenance-free community for whom we call baby boomers and downsizers,” said Al Cerrone, who founded the company and now works alongside his son Anthony, an architect and civil engineer, and his son Steven and son-in-law Gianni Simone, who oversee the projects.<\/p>\n
“The property is the only large tract of wooded land left in that area of town,” Cerrone said, adding that he has owned the 26-acre parcel for the past seven years.<\/p>\n
“There is a strong demand today among cost-conscious buyers,” Cerrone said. “Priced at $250,000 and up, we expect these homes to go fast.”<\/p>\n
But there will be no compromise on quality.<\/p>\n
Cerrone Builders is known for workmanship and features like double crown molding. Of the company’s seven awards last year, Cerrone won awards for woodworking at the latest Saratoga Showcase of Homes, as well as the highest accolades for design and floor plans.<\/p>\n
Cerrone said the company will build mostly ranch-style homes with open floor plans, two-car garages, and living space ranging from 1,350 to 1,700 square feet on approximately one-quarter acre lots.<\/p>\n
There will be a half-dozen models and styles for buyers to choose from, but the overriding theme will be Adirondack living.<\/p>\n
“The designs may offer features like stone fronts, keeping in mind we want to be conscious of price,” Cerrone said.<\/p>\n
The neighborhood will have streetlights, but no sidewalks. Maintaining sidewalks would impact the residents’ monthly maintenance and homeowners association fee, Cerrone said.<\/p>\n
Taxes are reasonable in the area, as well. Cerrone said residents of the development will enjoy town water and sewer, with natural gas piped into each home.<\/p>\n
Dan Ryan, a professional engineer with Vision Engineering who has worked with Cerrone for the past five years, is responsible for planning the development’s infrastructure.<\/p>\n
Cerrone has already met with the planning board for the town of Queensbury, who “liked the concept,” and said the next step is a public hearing. He hopes to have final approval by mid-summer and have homes ready for occupancy before the fall of 2014.<\/p>\n
“The market changes all the time and people are looking for nicer but not big, expensive homes,” Cerrone said. “We have been in this community for a long time and have found that how we treat people and respond to them really matters.”<\/p>\n
