EDC Warren County, in conjunction with Hudson River Local Development Corp. (HRLDC), has developed the 2013 “Open for Business” site competition to encourage development and provide employment opportunities for the region.<\/p>\n
The competition will award up to three prime sites in Warren County that are zoned for commercial\/light industrial use, ideal for business\/professional services companies, construction companies, light manufacturing, offices, or research and development facilities, officials for the agencies said.
\nUp to three winners will receive one of three designated commercial properties owned by HRLDC in the town of Queensbury at no land cost.<\/p>\n
Business plans and site development proposals will be reviewed and ranked by a selection committee comprised of representatives from the business and economic development community in Warren County.<\/p>\n
The competition is open to all businesses willing to locate and develop facilities on the awarded lot that is applied for and that meet zoning and permitting requirements.<\/p>\n
Applications are due at the close of business on Friday, June 28. Awards will be announced Aug. 29. Each winning proposal will receive the site requested at no land cost, but subject to transfer fee of $20,000 total, with $5,000 due at time of award, officials said.<\/p>\n
The EDC said the sites up for selection are:<\/p>\n
\u2022 Lot 4, Queensbury Business Park, a shovel-ready, 3.8-acre lot with all utilities available. It is zoned commercial\/light industrial and is pre-approved for a 25,000 -square-foot office\/warehouse building.<\/p>\n
\u2022 Lot 3, Queensbury Business Park, an 11-acre site with all utilities available. Approximately 50 percent useable, zoned commercial\/light industrial.<\/p>\n
\u2022 Corner of Dix Avenue and Progress Boulevard, Queensbury; a 1.3-acre site with frontage and visibility on Dix Avenue. zoned commercial\/light industrial.<\/p>\n
The Queensbury Business Park is located along Queensbury Avenue, approximately 1.5 miles north and east of the intersection of Route 254 (Quaker Road) and Route 32 (Dix Avenue). It is a 41 acre commercial light industrial park developed by HRLDC with park covenants in place.<\/p>\n
It is state-certified as shovel ready site with park road and fully built infrastructure. EDC said that according to zoning laws, light industrial means any operation which assembles, improves treats, compounds, or packages goods or materials in a manner which does not create a noticeable amount of noise, dust, odor, smoke, glare or vibration outside of the building in which the activity takes place.<\/p>\n
Desired businesses permitted in the zone include business and professional services (non-retail), construction company, light manufacturing, office or research and development.<\/p>\n
