Demand from both shoppers and retailers has
\nprompted two companies to build new outlet
\ncenters along Route 9 in Queensbury, adding
\nto the already bustling Million Dollar Half Mile.<\/p>\n

Purchase, N.Y.-based Sobert Realty Corp. just
\ncompleted development of The Outlets of Lake
\nGeorge on both sides of Route 9 and is beginning
\nto welcome tenants. Meanwhile, local developer
\nDavid Kenny, who built the area’s first outlet
\nmall in 1986, is constructing phase one of what
\nwill be the 60,000-square-foot Outlet Shoppes of Lake George.<\/p>\n

When all is said and done, that half-mile
\nstretch of Route 9 will hold about 340,000
\nsquare-feet of outlet retail space, developers
\nsaid. Laura Kohls, David Kenny’s daughter and
\nadministrator of his outlet center, said this will
\nput it in line with other outlet shopping areas
\naround the country.
\n“If you look at most of the outlet centers
\nthat have recently been constructed across the
\ncountry, or are being constructed, they typically start at about 300,000 square-feet,” Kohls said.<\/p>\n

“In Lake George, before any new construction,
\nwe had about 230,000 square feet. Knowing the
\nnumber of outlet stores that are out there trying
\nto expand, it is reasonable to say the market can
\nsupport another 100,000 square feet of space.”<\/p>\n

Sobert Realty purchased the 52,000-squarefoot
\nLake George Plaza, at 1424 Route 9, about
\n18 months ago, and subsequently purchased
\nproperty across the street. That parcel, at 1415
\nRoute 9, had been the site of the Montcalm Restaurant,
\nwhich closed in the spring of 2013 after
\nnearly six decades in business.<\/p>\n

Corey Shanus, president of Sobert, said the
\ncompany created what is now known as The
\nOutlets of Lake George by renovating the Lake
\nGeorge Plaza and adding a second, 50,000-squarefoot
\nbuilding on the Montcalm site.<\/p>\n

The new, open-air plaza at 1415 Route 9 created
\nroom for a dozen retailers, although most
\nhave not been named. Adidas, a well-known
\nathletic footwear and clothing brand, opened a
\n5,500-square-foot store in early August. Sketchers,
\nanother footwear retailer, will open this fall
\nin just over 3,000 square feet.<\/p>\n

Two retailers that have operated in Lake
\nGeorge Plaza–Perfumania and Lindt chocolates–
\nwill open new stores across the street in
\nthe coming months.<\/p>\n

Merchants remaining in the renovated building
\nat 1424 Route 9 include Polo Ralph Lauren Factory Store, COACH Factory, Nautica, Levi’s,
\nJones NY, Bass and Izod.<\/p>\n

“We’re dedicated to offering shoppers access
\nto the designer and brand names they want most,
\nat the prices that fit their budgets,” Shanus said.<\/p>\n

Kohls said Outlet Shoppes of Lake George,
\nwhich is going up adjacent to the Kenny family’s
\nClarion hotel planned at 1454 Route 9, should
\nhave its first stores open in early 2015. The company
\nhas site plan approval for 60,000 square feet,
\nbut is starting with a 30,000-square-foot plaza.
\nKohls said the exterior of the building will be
\ncompleted by the end of the year, but the interior
\nwill depend on what retailers sign on as tenants.<\/p>\n

“We can’t say how many stores there will be
\nbecause you have retailers that range from 3,000
\nsquare feet to 10,000-plus square feet and we are
\ncurrently in discussion with multiple retailers,”
\nshe said. “It could hypothetically be as many as
\n10 in that initial 30,000 square feet but that is
\nunlikely. Five or six is more realistic.”<\/p>\n

The 102,000-square-foot Outlets of Lake
\nGeorge, and the 60,000 square feet of The Outlet
\nShoppes of Lake George, will join Kenny’s existing
\nAdirondack Outlet Center, at 76,000 square
\nfeet, and the 100,000 square feet of the French
\nMountain Common Outlets and Log Jam Outlet
\nCenter, both of which are owned by local developer
\nEd Moore.<\/p>\n

The centers as a group market themselves as
\nthe Factory Outlets of Lake George.<\/p>\n
