Local Developer Bruce Levinsky has purchased
\n126 Glen St., the former home of LookTV,
\nand plans to redevelop the three-story building
\none floor at a time.<\/p>\n

First up is the second floor, which will house
\nThe Hub @ 126 Glen, an incubator for small
\nbusinesses in need of office space, an occasional
\nconference room, or a mailbox, said Brittany
\nTrojanek, who works with Levinsky and will
\nrun The Hub.<\/p>\n

Next will be the first floor, the former television
\nstudio, which is being eyed for a restaurant
\nor retail space. Trojanek said Levinsky, owner
\nof Saratoga Springs-based Merlin Development
\nCo., has been speaking with potential tenants.
\n“It has great frontage, kitty-corner to the
\nconvention center with a corner window,” she
\nsaid. “So it will be a great location for someone
\nto go into.”<\/p>\n

No definite decisions have been made about the third floor, a former dance studio, but Trojanek
\nsaid possibilities include additional Hub space,
\noffice space, event space, and apartments.
\n“We are leaving the third floor open to see
\nwhat the need is before developing it, rather
\nthan develop it and find out the need is different
\nthan that,” she said.<\/p>\n

The building, which is 10 years old, is about
\n13,700 square feet and was listed for sale by
\nLookTV at $695,000. The independent television
\nstation moved to Saratoga Springs last
\nsummer.<\/p>\n

Levinsky also owns the 221 Glen Street
\nProfessional Building and Monument Plaza at
\n333 Glen St., as well as a small office building
\nat 24 Elm St.<\/p>\n

The development of the second floor of 126
\nGlen is already underway, and Trojanek said The
\nHub should begin operating by mid-October,
\nalthough an official grand opening is not likely
\nuntil next spring.
\nIt will be similar to The Hub @ 63 Putnam,
\nwhich Levinsky opened in Saratoga Springs in
\nMay, and the unaffiliated Beahive in Albany.<\/p>\n

“We noticed that this type of space is nonexistent
\n[in Glens Falls], completely not an
\noption,” Trojanek said. “[The concept] is just
\nstarting to take off in the Albany and Saratoga
\nregion and we hope to be at the forefront of it.”<\/p>\n

While some business incubators are industry
\nspecific, The Hub is not. Any new business may
\nbecome a member. There are various membership
\nlevels, ranging from low monthly rates for
\nphone or mail service–for home-based businesses
\nthat want a professional address or voice
\non the phone–to the price of an executive suite
\nor office space for up to four people. Trojanek
\nsaid there should be 10 to 15 offices available
\nwhen construction is complete.<\/p>\n

The offices are designed for people who are
\njust starting out and want to avoid the hassle
\nand expense of setting up their own space.
\n“When you are opening a business or moving
\nto an area, you have to sign up for a five-year
\nlease for your storefront, sign up for your wifi, lease all your equipment, set up your phone–
\nwe do all of that for you,” Trojanek said. “So you
\ndon’t deal with all of that and you pay one bill
\ninstead of 12 bills.”<\/p>\n

A Hub employee will be on hand 9-to-5
\nmost days, answering phones–in the name
\nof the member business–and collecting and
\ndistribute mail.
\nThere will also be conference rooms available
\nfor members to use, even if they do not have
\noffice space in building.<\/p>\n

“Say you work from home, maybe as a graphic
\ndesigner, and you need a place to do client consultations,”
\nTrojanek said. “You don’t want to do
\nit at your dining room table, you want to look
\nprofessional. So you use our conference space.”<\/p>\n

While The Hub space is being constructed,
\nTrojanek is busy meeting with economic development
\norganizations, chambers, colleges and
\nanyone else who may be of assistance to the
\nHub’s future members.
\n“There isn’t a group that I have not teamed
\nup with, because that will expedite the process
\nfor those business owners who come in–the
\nconnections that they need, the insurance, etc.”
\nshe said. “I will hopefully have that resource
\nto give to them.”<\/p>\n

The first member of The Hub is already
\nknown. Levinksy’s wife, Lucette Levinsky,
\nowns Reynolds Real Estate in Greenwich and
\nwill be using The Hub as her Glens Falls base.
\nTrojanek, who is licensed in commercial real
\nestate, will be working with her as well as running
\nthe Hub.<\/p>\n

“She and I are opening up a brokerage out of
\nThe Hub office,” Trojanek said. “Reynolds will
\nbe a member of the hub and will offer services
\nto the other members. If they need commercial
\nreal estate we will be in-house and will be able
\nto handle those types of transactions.”<\/p>\n

Members also will have off-street parking.<\/p>\n

Trojanek said Levinsky purchased property to
\nexpand the lot behind the Glens Falls Chamber
\nof Commerce, at 136 Glen St. and The Coffee
\nPlanet at 140 Glen St.<\/p>\n
