Marge Randles was close to moving
\nproduction facilities for her Argyle Cheese
\nFarmer out of Washington County when a
\nbetter idea came to her.<\/p>\n

Now, Randles and a group of downstate investors
\ncalling themselves The Noah Project
\nLLC are hoping other area businesses will
\nfollow her lead in moving into the former Covidien
\ncatheter plant on Route 40 in Argyle.<\/p>\n

Noah Project–so-named for one of Bill
\nCosby’s best-known comedy routines–
\nclosed on its $422,000 purchase of the
\n85,000-square-foot building in early August.
\n“We are looking to use it as space for small
\nbusinesses and others that need warehouse,
\nproduction or office space,” Randles said.
\nRandles, who makes yogurt, artisan
\ncheeses and other items from milk produced
\non her family’s farm on Coach Hill Road, had
\nbeen looking for a new manufacturing site for
\na few years. The 1,200-square-foot building
\nArgyle Cheese Farmer now occupies is far
\ntoo small to keep up with growing demand
\nfor the company’s products.<\/p>\n

“We had to do something,” she said. “We
\nwere probably a month away from signing on
\nsome land in Saratoga County, but our hearts
\nhave always been in Argyle because our raw
\nresource, our milk, is here. It just felt right
\nto try to keep the business here.”<\/p>\n

The Covidien plant, which had employed
\nabout 200 people, has been vacant since
\nJune. The company announced in 2011 that
\nit was moving manufacturing of its medical
\ndevices to Mexico and Costa Rica. Production
\nended in March.<\/p>\n

Argyle Cheese Farmer will occupy 20,000
\nsquare feet of the building. Randles said the
\nspace will require a good deal of retrofitting
\nto make it right for food production. It will
\nbe fully automated, increasing the efficiency
\nof her operation.<\/p>\n

Ramping up production, and opening
\na new retail store to replace the tiny one
\nat the farm, will require at least four new
\nemployees in the first year, she said. The
\ncompany expects to hire about 20 people
\nover the next five years.<\/p>\n

While Argyle Cheese Farmer’s new space
\nrequires a good deal of work, other tenants
\nmay not have to make any changes to the
\nspace they select.<\/p>\n

“If you need an office, you can basically
\nmove in and it’s all there,” she said. “It has
\nInternet and phone and everything. In fact,
\nit is fully furnished. [Covidien] left all the
\nfurniture. It is beautiful.”<\/p>\n

Because the plant made medical devices,
\nit includes clean rooms and a central vacuum
\nsystem.
\n“It is amazing,” Randles said. “The building
\nis equipped, for manufacturing purposes,
\nwith internal utilities such as compressed
\nair, cooling towers. All that stuff is still sitting
\nthere. So really, how ready the space is
\nall depends on the business.”<\/p>\n

In addition to office and manufacturing
\nspace, the plant contains warehouse space.
\nHow many businesses the building–
\nwhich has not yet been renamed–can
\nhold will depend, again, on the types of
\nbusinesses that decide to move in and their
\nspace needs. Randles said she has received
\nsome interest from area businesses, but has no commitments.<\/p>\n

She understands that filling the building
\ncould be a challenge. Argyle, population
\n3,800, is a rural community made up primarily
\nof farms. It has no exit on the Northway,
\nand there is no municipal water or sewer
\nalthough the plant does come with an ample
\nsupply of high quality water.<\/p>\n

“On the plus side, it’s a beautiful spot, a
\ngreat clean building, there are no traffic jams
\nin Argyle, and there is a good labor source
\nin this area,” Randles said. “Two hundred
\npeople lost their jobs when that plant closed
\nand they are trained individuals. We have
\nhired a couple of them already.”<\/p>\n

She noted that lease rates will also be
\nmore reasonable than in nearby Saratoga
\nCounty.
\nHer hope is to make the plant a destination
\nlocation, particularly for businesses
\nlike hers and their customers–people who
\nlike to see how and where the food they eat
\nis made.<\/p>\n

“Washington County has great food produced
\nhere,” she said. “This [building] could
