Work is set to begin on a project in Lake
\nGeorge that will result in new townhouses,
\nprobably ready to be occupied in early 2016.<\/p>\n
The town of Lake George Planning Board
\napproved the project late last year, giving
\ndeveloper Kenny Collette of Collette Construction
\nin Hudson Falls the go-ahead.<\/p>\n
The project will be built near the intersection
\nof Bloody Pond Road and Route 9L
\nthat is the site of a dilapidated 17-room
\nformer inn or motel.<\/p>\n
Collette said the project calls for 19
\ntownhouses laid out as four separate buildings.
\nThey will be two- and three-bedroom
\nofferings, ranging from 1,800 to 2,000
\nsquare feet each.<\/p>\n
In early February, work started on the
\ndemolition of four buildings on the site,
\nCollette said. “That will take two to three
\nweeks, depending on the weather.”
\nA swimming pool will be removed in the
\nearly spring, he said, and site work will
\nstart in June.<\/p>\n
“We’ll be doing site work throughout the
\nsummer,” he said. There’s quite a bit of
\nwork to do,” including water, sewer, cable,
\ntelephone wires, natural gas lines and a
\nstormwater systems.
\nHe hopes to start construction in the
\nfall.<\/p>\n
Each unit will have a single-car garage and “they’ll all have expandable space
\nin the lower level for storage or an extra
\nbedroom.”
\nThe anticipated customer base, he said,
\nis “people who want second homes. People
\ncoming up for the summer to enjoy Lake
\nGeorge, or the winter to go skiing, or whatever.
\nThere probably won’t be many kids.
\nThere will be mainly adults living there.”<\/p>\n
The price will likely range from the
\nhigh $300,000s to the low $400,000. Threebedroom
\nunits will be a bit more expensive
\nthan the others.
\n“We really haven’t pinpointed a price
\nyet,” said Collette. “There’s a lot of site
\nwork to be done. We’re going to try to bring
\nit in under budget so we can keep the price
\nwhere we want it.”<\/p>\n
He said he is in discussion with real
\nestate groups to handle the sales and
\nmarketing and expects to select one in the
\ncoming weeks.<\/p>\n
Collette said the project has a “great
\nlocation,” near Lake George, a marina,
\nrestaurants and attractions.
\nThe general area itself is also a good one
\nfor development, he noted.
\n“Lake George is always good. It has a lot.
\nIt’s near Saratoga Springs. The area itself
\nis a natural draw. We hope to get people
\nfrom Connecticut, New Jersey, New York,
