The stately Crandall Mansion at 552 Glen St.,
\nGlens Falls, is being proposed for conversion into a
\nbed and breakfast facility.<\/p>\n

An application for a city zoning variance has been
\nfiled by Rodney Schmidt of Richfield, Minn., with
\nthe Glens Falls Zoning Board of Appeals.
\nA variance is needed because commercial use is
\nnot permitted under zoning for the property. The
\nmatter is on the agenda for the Sept. 21 meeting of
\nthe board at City Hall.<\/p>\n

“It will be a major improvement, as the property
\nis currently overgrown and in disrepair and looks
\nlike an abandoned property, which is an eyesore to
\nthe community,” Schmidt wrote in the application.
\nAccording to the application, the home has been
\non the market since 2008, but potential buyers have
\nbeen “daunted” by two things: the taxes and the high
\ncost of repairs.
\nThe application signed by Schmidt says the
\nbuilding is over 7,000 square feet and has nine
\nbedrooms and seven bathrooms. Buyers these days,
\nit contends, are not looking for residences that big.
\n“The character, setting and layout of this home
\nlends itself beautifully to the use as a bed and
\nbreakfast,” the application says.<\/p>\n

The document also states, “Each year that the house
\nhas remained on the market it has deteriorated.” The
\nroof is in dire need of repair and other portions of the
\nhome have been damaged by weather over the years.
\nThe listing price, the application states, has
\ndropped from nearly $1.5 million to $549,000 “all to
\nthe ongoing deterioration. Repair estimates range
\nfrom $250k to $750k depending on the work and
\nupdating to be done to make the home meet current
\nliving standards.”<\/p>\n

The house also has four fireplaces and a three car
\ngarage with a chauffeur’s residence above it. It
\nhas views of the ponds at Crandall Park. It sits on
\na 2.6-acre lot.<\/p>\n

The proposed variance, the document states,
\n“would not alter the essential character of the
\nneighborhood. The potential owners are planning to
\nrestore the once prominent landmark to its former
\nbeauty and are interested in maintaining the historical
\ncharacter of the home.”<\/p>\n

The property purchase is contingent on getting
