No matter what’s happening to the real estate
\nmarket, when it comes time to sell your home or
\ncommercial property, there are two simple rules
\nto follow to assure a quick sale. Price it well with
\nthe assistance of a good real estate agent, and
\nmake it look amazing with the assistance of a
\nprofessional home stager.<\/p>\n

One of the costliest mistakes made by home
\nsellers, and also inexperienced real estate agents,
\nis to ignore the visual psychology involved in
\ngaining a buyer’s immediate attention. Staging
\nis all about creating a space that makes buyers
\nconnect emotionally to it.<\/p>\n

Just like a product in the store, the better it’s
\npackaged the more desirable it becomes and
\nthe more people are willing to pay for it. When
\nsomeone sees a beautifully staged home, they
\nimmediately equate that with higher value. New
\nhome builders learned a long time ago that model
\nhomes sell their houses.
\nHome Stagers market the house from the inside
\nand real estate agents market the house form the
\noutside. Both services are essential to a seller that
\nwants to sell at the highest price possible.<\/p>\n

Homeowners are not able to be impartial
\nabout their belongings. Homeowners get used to
\ntheir furniture and accessories being laid out in
\na particular way and often it takes a fresh pair of
\neyes to see how it could be rearranged to create a
\nmore inviting, light and airy space.<\/p>\n

A home stager will be that neutral party who
\ncan make the most effective decisions to bring
\nout the best features of your home. They are not
\nemotionally attached to your personal belongings
\nso this enables them to work quickly. They do not
\nget bogged down with the trip down memory lane,
\na hurdle which often paralyzes homeowners when
\nsorting out their belongings.<\/p>\n

Staging can be a deal maker and sell a property
\nfor the best price in the shortest amount of time.
\nNational statistics say a staged home usually sells
\nwithin a month and a half and will dramatically
\nincrease the opportunity to sell at a much higher
\nprofit.<\/p>\n

Trying to wait and see how it sells on its own is
\none of the worst mistakes a seller can make. Home
\nstaging can certainly be done months into it if it
\ndoesn’t sell, but doing it from the beginning is
\nalways the best rule of thumb. Having a property
\non the market for an extended period of time is
\nnever a good selling feature.<\/p>\n

A home stager attends to what needs to be
\nrearranged, repaired, removed, and repainted.
\nDated can sometimes equate as neglect. If you’ve
\nchosen to overlook torn carpeting or damaged
\nwalls, now is the time to set things right – buyers
\nwon’t be attracted to a poorly maintained home,
\nand will doubt that it’s only on the surface. They
\nthink, if the tile is cracked, maybe the roof leaks.
\nIf you’re selling a dated home, it’s well worth the
\nexpense to make some updates to sell it at the
\nhighest price.<\/p>\n

Maybe you’re moving because your family
\nhas outgrown the house. Fine, but if there’s but if
\nevidence in every room like closets jammed to the
\nmax, and vanities piled with extra clothes, then
\nyou’re immediately telling buyers ‘this house is too
\nsmall, and doesn’t offer enough storage.<\/p>\n

Realize that buyers respond to clean, well
\nlaid out spaces. And, the added touches of fresh
\ncut flowers, pretty throw pillows, fresh towels in the
\nbathrooms, nice bedding and soft music playing in
\nthe background are pleasant additions that convey
\nthe message that someone prepared for your visit.<\/p>\n

Also, because a potential buyer wants to
\nenvision it as their home not your home, it’s
\nvery important to remove all personal pictures,
\nreligious items or moody artwork. The more you
\ncan appeal to all buyers, the better. Hotel rooms
\nhave been doing this for years.<\/p>\n

The best way to think of it is you have to pack
\nanyway, so start packing before the first showing.
\nLess is more when it comes to staging a house.
\nPeople want to see the house not the stuff. And,
\nwhen they do see your stuff, they want it to be
\nnice or they’ll devalue the house in their mind.<\/p>\n

However, selling a vacant house is the kiss of
\ndeath. A stager will help you do a partial staging
\nyou so people can still see familiar items in the
\nrooms to help them realize their furniture will fit
\nand the space will function well for their family.<\/p>\n

It’s best to contact a stager before you move so
\nyou can leave key pieces and accessories behind
\nto avoid additional expenses of renting furniture.
\nIn order for a buyer to even consider looking
\nat the inside of your home, they must first be
\nimpressed by the exterior’s condition or what’s
\ncommonly known as curb appeal. Make sure that
\nthe lawn is neatly mowed and unsightly branches
\nremoved and bushes are trimmed. Weather
\nappropriate plants added for color and beauty
\nare a huge plus.<\/p>\n

If you have a dog, make sure there is no evidence
\nof your buddy on your lawn or in your house.
\nAlthough we love our pets, don’t expect a potential
\nbuyer to feel the same way, it’s best to remove them
\nand their toys for all showings.<\/p>\n

Using a home stager is not expensive. Most
\nhomes can be staged between $350-$800. Compare
\nspending that up front and having it show well
\nfrom the beginning, to having to drop the price
\nby tens of thousands of dollars if the home is not
\nselling several months in to the process. There is just no comparison. You can’t afford not to stage it.<\/p>\n

Similar staging principals are recommended
\nfor selling a commercial property. You want the
\nbuilding to convey a positive impression as soon
\nas people enter the building. Potential buyers
\nwant a building that is move-in ready, and are
\nlikely to be turned off if they feel a great deal of
\ncleanup or repairs are needed before they can
\nbegin operations.<\/p>\n

Unique architectural features of your
\ncommercial building should not be overlooked.
\nThese special features could be what sets your
\nproperty apart from others, and could mean a
\nmuch higher rental or sale price. Fine woodwork or
\nflooring is very desirable and good lighting is also
\nan important benefit when people are searching
\nfor commercial spaces.<\/p>\n

Just like in the home, by staging office furniture
\nin the right way, potential buyers will be able
\nto envision themselves setting up shop in your space rather than looking at a vast open area and
\nwondering what they would do with it. It also
\nadds to the notion that your building is move-in
\nready, making it more likely they’ll consider your
\nproperty for their needs over others.<\/p>\n

For showing large commercial spaces, using
\na free online architectural program can show
\nthe potential of a space by presenting a couple
\n3D models to a perspective buyer or renter on
\nhow the space may suit their needs. This can go
\na long way to help them envision their business
\nin a large open space. Going this extra mile to sell
\na commercial property can be very profitable in
\nthe long run.<\/p>\n

The bottom line, is people don’t want to work
\nso hard to buy a property and they want to feel
\nthat the person before them took care of what
\nthey are about to purchase with their life savings.<\/p>\n
