Local construction contractors are feeling good about the state of the industry for 2017, with the recession of a few years back having passed.<\/p>\n

Optimism seems to be a common thread among builders, including Thomas G. Albrecht Sr., president of Hilltop Construction Co. in Hudson Falls.<\/p>\n

“Things are very healthy,” he said. “We had our best year in 2016 and 2017 is looking to be equal or better than that. We’re optimistic.”<\/p>\n

Rob Holbrook, president of V&H Construction in Fort Edward, said January saw a lot of activity for construction companies bidding on jobs. “It’s finally starting to look good. I don’t thin I’ve seen it this busy since ’07 or ’08.”<\/p>\n

“It looks like a busy year,” said Mike Munter, vice president of Munter Enterprises in Middle Grove, whose company does work in the Glens Falls region.
\nWith things going well at Hilltop, Albrecht said his office is expanding this year. There will be staff additions, and also a physical expansion, involving the addition of a conference room, a printing room and file storage area.<\/p>\n

Hilltop has had a long-standing relationship with Stewarts Shops and that continues this year. Albrecht said he is building several new stores for the convenience store chain, including ones in Schuylerville, South Glens Falls and Queensbury. Plattsburgh and North Creek are among the other shops his company will be doing.<\/p>\n

“That’s a healthy account for us,” he noted. “They plan on doing more. It’s just a matter of getting the permits.”<\/p>\n

He said the new stores have “a whole different look on the outside. It’s a softer look, more inviting.”<\/p>\n

Hilltop is also building a new home on Brant Lake. Albrecht said the $2.5 million, single story structure will feature a high degree of technology among several other amenities.<\/p>\n

The company is also involved in replacing the roof over the pool area at Six Flags Great Escape Lodge in Queensbury. It is also refurbishing the locker rooms at the Glens Falls Civic Center.<\/p>\n

He said Hilltop is also involved in “a couple of good-sized residential renovations in Saratoga Springs.”<\/p>\n

Holbrook said his company is finishing up a 16,000 square foot building for Fronhofer Tool Co., a machine shop that fabricates everything from small stainless steel electrical boxes to large mixing vessels. They also build brewing vats for craft beer companies. He said the building is 40-feet high and can hold four cranes.<\/p>\n

V&H is finishing up the construction of a new chapel at the Salvation Army on Broad Street in Glens Falls. Part of the existing building was demolished to make room for the project, which Holbrook said is now state-of-the-art with a stage and modern sound and video systems.<\/p>\n

The company is renovating the former office of Dr. John Bannon on Bay Road in Queensbury, preparing it for another tenant. It is also doing renovations to the Willis Estate on Lake George and is about to start a home renovation in Queensbury.<\/p>\n

Holbrook said V&H is in the process of finishing work at the new Courtyard by Marriott in Lake George. It involves the banquet hall\/meeting rooms on two floors of the hotel, along with a kitchen that will be used to service them.<\/p>\n

“We’ve seen a lot of great activity since December. There are several jobs we anticipate in the near future,” he said, including an industrial company that needs a garage and office space, an office building renovation, an industrial company in Saratoga Springs looking for an addition and a developer in Saratoga County that is eyeing some development possibilities.<\/p>\n

The increase in work resulted in V&H adding five new employees, said Holbrook. But noted that there is a short supply of workers in the industry.<\/p>\n

“We need to get young people inclined to work with their hands and nurture them. Anyone who wants to learn it and work it can make a good living” in construction, he said.<\/p>\n

Among the projects of Munter Enterprises is the construction of Rocksport Indoor Climbing Gym and Outdoor Guide Service , which is relocating this fall to a new rock-climbing and multi-purpose facility at 54 Carey Road, Queensbury.<\/p>\n

Owned and operated by Tom Rosecrans and his wife, Susan Beadle, Rocksport’s new facility at 54 Carey Road, Queensbury, will be approximately 8,400 square feet and, in addition to rock and boulder climbing, will offer yoga and pilates. It includes a 50-foot high climbing wall inside.<\/p>\n

“Last year was busy. We had a lot of good work,” Munter noted. Regarding 2017, “we’re seeing that people are motivated now to invest in their people and their business … There’s a lot of positive energy out there” that bodes for a good year for the construction industry.<\/p>\n

Munter Enterprises broke ground on a 3,000-square-foot expansion at Northway Emergency Animal Clinic off Northway Exit 17 in Moreau. The expansion will add more space for surgery, examination rooms and some administrative space.<\/p>\n

The company has started to pour concrete for the Stone Bridge Iron & Steel Inc. project in Northumberland. The company is undergoing a 30,000-square-foot expansion of its production facility.<\/p>\n

Munter Enterprises will also build the new SKS Bottle & Packaging Inc. building in the WJ Grande Industrial Park in Saratoga Springs. The packaging company is investing nearly $16 million in a new 136,000-square-foot building.<\/p>\n

Munter said it is now in the design and approval phase. Tentatively, he expects construction to start in the fall.<\/p>\n

He praised the support of the Saratoga County Economic Development Corp. and the Saratoga County IDA for “bringing companies here and helping them grow.”<\/p>\n

The company is also involved in the construction of Siena College’s Marcelle Athletic Complex, a $13.5-million project. Munter did some of the steel work on about 7,000 square feet of the project.<\/p>\n

Munter said the Galway Volunteer Fire Department is expected to vacate its cramped quarters on Route 147 and take up residence around the corner in a new $2.1 million station soon that Munter built.<\/p>\n

The 12,000-square foot facility has four spacious drive-through bays, a locker area and separate rooms for radio dispatch, records, fitness and training. Among its features is a large kitchen and meeting area suitable for hosting public events.<\/p>\n

Peter Hoffman, president of Glen Street Associates in Glens Falls, usually has a major development project each year, but thus far, he said, nothing is on the horizon. He said he is talking to various parties about potential projects, so “things could change very rapidly.”<\/p>\n

His company completed renovation of the building called Smith Flats at 55 Bay St. at the intersection with Washington St. in Glens Falls, a three-story building that was turned into apartments and about 2,000 square feet of commercial space.<\/p>\n

Hoffman said he was optimistic about the construction and development prospects for the area, noting that Glens Falls received “a big boost in the arm” when Bonacio Construction brought its project into the city. The company is building a seven-story mixed-use building at 14 Hudson Ave. . The highly anticipated project will provide new apartment, retail, and office space.<\/p>\n

The $10 million Downtown Revitalization Initiative award from the state will also go a long way to helping development in the city, said Hoffman.<\/p>\n

The Bonacio building Hoffman referred to is the much-anticipated $25 million Bonacio-Buicko structure in the middle of downtown. The six-story, mixed-use development in is nearing completion. It could be ready sometime in May. The company has been in discussion with potential tenants for the commercial space.<\/p>\n

Plans call for commercial and office space and 87 one-, two- and three-bedroom apartments on the parcel east of the Glens Falls Hospital.<\/p>\n

The first floor has space for up to eight retail and commercial tenants and a portion of the second floor has space for professional offices.The basement will have 30 underground parking spaces.<\/p>\n

Dan Wood, owner of Wood Brothers Construction in Glens Falls, said his crew is expected to be busy this summer. “I’m definitely optimistic,” he said, adding that he is working on estimates for customers on just about a daily basis.<\/p>\n

The company does everything from small renovations like bathrooms and kitchens, to construction of entire homes. In the spring, the company will be involved on construction oof three homes, in Hague, Greenfield and Bolton Landing. It recently finished up renovations of an Indian lake home and will also embark on the construction of a timber frame home in Greenfield.<\/p>\n

Wood Brothers also did a lot of interior work for the expansion and renovation of Surfside on the Lake, a resort at 400 Canada St. in Lake George. The company did all the rim work, baseboards and floor covering in the 56,000-square-foot expansion.<\/p>\n
