Chad Nims, a real estate developer and owner of Nims Outdoor Services,\u00a0 <\/span>recently received approval from the city of Glens Falls to move forward with his plan to invest $2 million in renovating and building apartments at 46-56 South Street.<\/span><\/p>\n

The roughly 26,000-square-foot building was a garment factory for many years, according to Nims. In the last 15-20 years, the second and third floors sat idle, with the first floor being occupied less and less in recent years. Northway Communications will continue to remain as a tenant on the first floor, according to Nims.<\/span><\/p>\n

Nims purchased the building in the fall of 2017 from investor Peter Shabat. A native of the region, Nims grew up in Hudson Falls and opened Nims Outdoor Services in 2003, a business that handles commercial facility maintenance, snow plowing, landscaping, excavation and construction. The company employs approximately 40 people.<\/span><\/p>\n

Nims said he began investing in Glens Falls about five years ago and has renovated buildings on Glen Street and Broad Street. This latest investment will be spent on the construction of 18 one-bedroom apartments on the top two floors of the South Street building, as well as some renovations for commercial tenants on the first floor.<\/span><\/p>\n

He said each apartment will be approximately 700 square feet and monthly rent will be in the mid to upper $800s. <\/span><\/p>\n

He owns another building with one-bedroom apartments and said his tenants run the demographic gamut from young and single, top couples, to retired couples. <\/span><\/p>\n

The South Street location is only about 500 feet from Glen Street and is walkable to most destinations in the resurgent downtown area. The parking structure that is going to be built by the city is also across the street from the new renovation project and will offer convenient parking for residents and customers of the additional first-floor tenants Nims hopes to attract, he said.<\/span><\/p>\n

Amenities will include custom cabinets, stainless steel appliances, granite countertops and hardwood floors. The building\u2019s high ceilings and oversized windows will also be attractive to prospective tenants, he said. A new elevator is being installed.<\/span><\/p>\n

Monaghan and Loughlin in Hudson Falls will begin building a new roof and making a few cosmetic repairs that Nims said can be done while waiting for final drawing approval and permitting.<\/span><\/p>\n

Nims has already renovated a space on the first floor that is now being leased by Queensbury Taxi.<\/span><\/p>\n

He anticipates a quick turnaround with the permit process. Construction will begin immediately after receiving the permit, and Nims will use his own crew and act as general contractor on the project. <\/span><\/p>\n

He said the time frame for completion will depend on how bad the winter is and how cold it will get. <\/span><\/p>\n

\u201cIt\u2019s always a challenge to heat a building during construction. We are planning on the project taking between six months to a year, with one floor done in six months and the other within a year,\u201d said Nims.<\/span><\/p>\n
