Demolition work is about to begin on Lakeshore
Drive property in Bolton Landing to make
way for a 10-unit townhouse development.
The project is being built by The Michaels Group
in Malta. A former bed and breakfast, too dilapidated
to repair, will come down. In its place will be
two three-unit buildings and one four-unit building,
according to John Michaels of the Michaels Group.
The homes will be opposite the town beach
at 4913 Lakeshore Drive. Michaels said everything
– shops, beach, restaurant – will be
within walking distance for the homeowners.
Sizes and layouts will vary but they will each be a three-bedroom townhouse of about 1,900 square feet, he said. Prices are not yet available because filing with the State Attorney General’s office is incomplete. The project was unveiled to a “packed house” of potential customers on Oct. 3 at the Lake George Club, Michaels said.
Bill Bashant of Premier Properties in Bolton Landing is the sales representative for the condominiums.
Foundation work should be completed this fall, with construction continuing through the winter. The homes should be completed by the end of 2014, Michaels estimated.
The structures are intended as year-round homes of conventional construction with clapboard siding, he said.
Anthony Maney, an Albany attorney, and electrical contractor Brian Hart are the principals in Bolton Cross LLC, owners of the project.
The LA Group were engineers who prepared the site plan and saw the project through its early approvals by the town.
