Construction is about to begin on Phase 1
of Haviland Park, a 50-lot subdivision in Glens
Falls. It will consist of single-family houses.
The subdivision borders the Feeder Canal at
the entrance to Haviland Cove, a Glens Falls
beach and park, and is near the Warren County
bicycle trail.
“The quality of life is very good,” according
to Larry Clute, owner of Clute Enterprises, the
designer, developer and builder of the subdivision.
Because of the nearby public amenities,
the development will not have its own common
recreation areas or a homeowners association.
Engineering work on the subdivision, including
water, sewer and storm water management,
was done by Tom Jarrett.
Clute said the first phase of Haviland Park
will consist of 20 single-family houses on one-third-acre lots. Houses will range in size
from 1,000 to 1,300 square feet, and have two
or three bedrooms. Prices will range from
$139-$189,000. Clute said that he lowered the
prices on some of the models to meet the requirements
for the city’s first-time homebuyer
program.
A model house is completed and ready for

Being that the city approved the plans and
its environmental standards are high, Clute expects
no problems with required state agency
approvals that are pending.
Clute Enterprises recently built three subdivisions
in Queensbury, Burnt Hills Estates,
Charlton Farms, and Geneva Estates, and has
built a number of houses in and near the city.
