Local businessman and Subway franchise owner Russ Faden is hoping to finalize plans for a commercial and retail complex at the intersection of Pine and Main Streets in Queensbury.
His original proposal, which went before the town planning board earlier this year, called for the construction of three buildings, totaling 8,200 square feet, including a Subway shop, as well as other commercial and business tenants.
After a subsequent meeting with the zoning board in March, Faden altered his plans from three to two buildings. The square footage remains the same as the original proposal at 8,200.
He said one of the buildings will be two stories, along with a parking lot that will be accessible from both Pine and Main Streets.
Faden, who says he is not a “big-time developer,” plans to build the complex over time and hopes to begin construction on Phase I sometime in June.
He said the building will have an “outdoor bistro” look that will complement the town’s vision.
Phase I will be home to the Subway and one other retail space, totaling 4,300 square feet, he said.
Phase II will be located behind the first building and will be 3,200 square feet.
Faden’s existing Subway franchise, currently located in a space he leases near Northway Exit 18, will relocate into the new building upon its completion.
Part of the plan requires the demolition of three houses at 75, 77 and 79 Main St. Faden will make decisions about contractors for the demolition and the construction after plans are finalized.
He is scheduled to appear in front of the zoning board and planning board this month and hopes to solidify plans once the town’s decisions are made.
