Work is set to begin on a project in Lake
George that will result in new townhouses,
probably ready to be occupied in early 2016.
The town of Lake George Planning Board
approved the project late last year, giving
developer Kenny Collette of Collette Construction
in Hudson Falls the go-ahead.
The project will be built near the intersection
of Bloody Pond Road and Route 9L
that is the site of a dilapidated 17-room
former inn or motel.
Collette said the project calls for 19
townhouses laid out as four separate buildings.
They will be two- and three-bedroom
offerings, ranging from 1,800 to 2,000
square feet each.
In early February, work started on the
demolition of four buildings on the site,
Collette said. “That will take two to three
weeks, depending on the weather.”
A swimming pool will be removed in the
early spring, he said, and site work will
start in June.
“We’ll be doing site work throughout the
summer,” he said. There’s quite a bit of
work to do,” including water, sewer, cable,
telephone wires, natural gas lines and a
stormwater systems.
He hopes to start construction in the
fall.
Each unit will have a single-car garage and “they’ll all have expandable space
in the lower level for storage or an extra
bedroom.”
The anticipated customer base, he said,
is “people who want second homes. People
coming up for the summer to enjoy Lake
George, or the winter to go skiing, or whatever.
There probably won’t be many kids.
There will be mainly adults living there.”
The price will likely range from the
high $300,000s to the low $400,000. Threebedroom
units will be a bit more expensive
than the others.
“We really haven’t pinpointed a price
yet,” said Collette. “There’s a lot of site
work to be done. We’re going to try to bring
it in under budget so we can keep the price
where we want it.”
He said he is in discussion with real
estate groups to handle the sales and
marketing and expects to select one in the
coming weeks.
Collette said the project has a “great
location,” near Lake George, a marina,
restaurants and attractions.
The general area itself is also a good one
for development, he noted.
“Lake George is always good. It has a lot.
It’s near Saratoga Springs. The area itself
is a natural draw. We hope to get people
from Connecticut, New Jersey, New York,
all over,” he said.
