JUST Water Reaches ‘Across The Pond,’ Begins Distributing Its Product In United Kingdom

It has been two years since JUST Water located to Glens Falls, setting up a water packaging facility in the former St. Alphonsus Roman Catholic Church on 31 Broad St.

In August, the company launched its signature baby blue water container in the United Kingdom.

With the help of actor Will Smith, whose son, Jaden Smith, created the company to help fight back against the global problem of plastic waste, JUST launched its increasingly familiar pale blue square “bottles” in some of the most popular retail locations in the UK, including Whole Foods and Boots.

JUST Water packaging is made of 54 percent paper, sourced from 100 percent certified and traceable Forest Stewardship Council-managed forests, 28 percent plant-based plastic (made from an FDA-approved sugarcane-based resin), 15 percent traditional plastic and 3 percent aluminum foil, which forms the protective liner on the inside of the packaging.

The final result is what the company likes to call “A Better Bottle.”

AngioDynamics Expands Its Oncology Business With Purchase Of The RadiaDyne Company

AngioDynamics Inc., a leading provider of innovative, minimally invasive medical devices for vascular access, peripheral vascular disease and oncology, has an agreement to acquire RadiaDyne, a privately held medical diagnostic and device company that designs and develops patient dose monitoring technology to improve cancer treatment outcomes.

The transaction expands AngioDynamics’ growing oncology business by adding RadiaDyne’s early-stage, proprietary OARtrac, real-time radiation dose monitoring platform, and other market-leading oncology solutions, including the IsoLoc/ImmobiLoc and Alatus balloon stabilizing technologies.

“The acquisition of RadiaDyne, combined with our recent BioSentry asset purchase, delivers on our commitment to build a world-class oncology portfolio,” said Jim Clemmer, president and chief executive officer of AngioDynamics.

Mikado Japanese Restaurant In Glens Falls Reopens In Larger Space With Bigger Menu

Danny Chang, owner and chef, has re-opened Mikado Japanese Restaurant at 197 Glen St. in Glens Falls. Seating has been increased to 150 and the menu has been upgraded and expanded.

After a month’s hiatus, Mikado Japanese Restaurant in Glens Falls is back, a block away and twice the size, at 197 Glen St.

There is a new bar, an expanded menu, some 10 additional staff people and, if all goes well, there will soon be new grills in the six hibachi tables.

Plans for an expanded restaurant had been in the works for some 18 months, according to co-owner Danny Chang. The restaurant, at its previous location, was closed a month ago. That building will be converted to mixed apartments and commercial use. The month in between was used to convert the former home of Adirondack Billiards into a 5,000-square-foot eatery.

Pathway Corridor Traffic Study Reveals Options For Improving Routes 9 And 149

A stretch of road along Route 9, from Route 149 to Sweet Road in Queensbury (Exit 20), is the subject of a $100,000 traffic study, an area for “targeted growth, investment, revenue and new jobs” that is expected to span over the next decade, according to Ed Bartholomew, president and CEO of EDC Warren County.

The study was completed by the engineering firm of Creighton Manning LLP and funded by EDC Warren County, Warren County and National Grid. In September,  EDC Warren County held what was billed as an “open house and interactive meeting” to discuss he study.

Currently, the area has a mix of residential homes and commercial businesses. According to the press release put out by EDC, the “success and growth of this corridor collectively over time has led to increased traffic and congestion beyond normal seasonal peaks.”

Granville Medical Center Expansion Creates Improved Comfort, Convenience For Patients

Glens Falls Hospital has completed a major expansion and renovation of its Granville Medical Center that officials said improves patient comfort and convenience and leads the way for an expansion of primary care and integrated behavioral health services.

An approximately 2,000-square-foot addition on the north side of the building now serves as the main entrance and houses a new, more spacious waiting room and patient registration area, and an expanded laboratory for diagnostic tests.

The 1,400-square-foot area previously occupied by those services has been renovated into three new exam and consultation rooms and office space for the center’s physicians, physician assistants and nurse practitioners.

The project was funded in its entirety through a grant from the state Capital Restructuring Financing Program (CRFP), in coordination with the Delivery System Reform Incentive Payment (DSRIP) program. The CRFP grants help hospitals and healthcare providers fund critical capital and infrastructure improvements to integrate and further develop health systems.

Commercial Real Estate Market In Region Is Strong; Area’s Growth Potential Is Attractive

As Glens Falls and the surrounding region continues to experience growth in the business, educational, industrial and healthcare sectors, it is also balancing new growth with a commitment to rehabilitating and modernizing older existing structures to preserve the region’s history and aesthetic.

Peter Hoffman, his wife and business partner, Suzanne Hoffman, have taken on 17 projects in as many years. Their interest in expanding opportunities in the region and also preserving some of its architectural beauty keeps growing.

“We have been in the commercial market in Glens Falls since 2004, and every year we see more progress,” said Hoffman.

They just completed a $2 million renovation and modernization of the former Glens Falls Post Office on Warren Street, turning it into professional office space. The building was originally erected in 1915 and had been earmarked for demolition. Hoffman said it is an “absolutely amazing” building, adding that he has rehabbed more than a dozen older buildings and “this one is the most amazing building that we have done.”

Work began on the post office in May.Hoffman said it is ready for rental, with several interested potential tenants. He said that he expects there to be about 45 people working there within the next six months, which he calls a “big ripple in a little pond.” An additional influx of business and consumers will make a big difference in the local community.

For Residential Real Estate Agents, Markets Remain Stable While New Challenges Arise

For Warren and Washington counties, the real estate news is mostly good, according to Ted Wilson, owner of All -American Properties with offices in Glens Falls and Chestertown.

Wilson and his team of 22 agents have seen markets at their worst, their best and somewhere in between. He described the current residential market as “stable,” noting that the statistics from 2017 and 2018 are pretty similar. It could also be called a “flat” market, but Wilson is quick to point that he would rather have a stable market over one that is in decline.

For years, interest rates were a strong determinant for people contemplating entering the real estate market. Wilson said that rates have remained low for so long and they are no longer the determining factor they used to be.

“Nobody even seems to think of them anymore,” he said. Unless they rise, which some indicators are pointing to for the future. However, the bygone days of 8, 9 and even 10 percent interest rates are dim memories for most home buyers, with first-time buyers having no experience with higher rates.

Most landlords will present prospective tenants with a draft lease that is very favorable to the landlord. This means that when negotiating with the landlord, it is easy for tenants to overlook issues that may cause problems in the future.

Here are some of the key issues a new tenant should consider when reviewing a draft lease for commercial space include:

What are the “premises” and how can you use the space?

The space that is being leased should be defined clearly. If the lease references square feet, make sure it is clear whether rentable square feet or usable square feet are being discussed. Additionally, you will want to be clear about when, and how, you and your employees or customers can use common areas of the building, such as hallways and common restrooms, as well as parking areas. The lease should also specify who is responsible for cleaning, maintaining and making repairs to these areas.
